There are three circumstances under which you might end your tenancy.
You can use the following as a guide to assist you and to ensure that you give the required amount of notice.
1. If your lease agreement is ABOUT TO Expire then…
- Fourteen (14) days written notice is required, which means we must receive your notice 14 days before you vacate
- The date you vacate must be on or after the lease expiry date (see your lease agreement)
- You can give notice online by using our Intention to Vacate form
OR
2. If your lease agreement has ALREADY Expired then…
- Twenty one (21) days written notice is required, which means we must receive your notice 21 days before you vacate
- You can give notice online by using our Intention to Vacate form
OR
3. If you are intending on vacating the property BEFORE Your Lease Expires then…
- You are effectively breaking your lease and there are a number of costs involved
- Different conditions apply depending on whether your lease started before or after 31st January 2011
- You need to notify your property manager of your Intention to Break Lease using the form online
A reminder about your end of tenancy inspection…
- On or soon after the final day of your tenancy; when all items have been removed and the property cleaned, we will conduct a final inspection.
- The purpose of this is to ensure that everything is in order. The requirement is for the property to be left in the same condition as it was at the beginning of your tenancy, taking into account reasonable wear and tear.
- The original ‘Residential Premises Condition Report’ and any other relevant information will be used as a reference for this purpose.
- You are welcome to attend the end of tenancy inspection but it is not a requirement. If you do attend, we will take the keys and your forwarding address at this stage.
- If everything is in order then we will immediately attend to processing your bond.
